What did you do before real estate?
Heavily involved in the Hospitality and Entertainment Industry in Winnipeg.
How did you get started in real estate?
I was successful as a real estate investor. I wanted to help friends and family with real estate investments so decided to try a new business without partners, high accounts payables and stress.
What is one key habit of a top producing agent?
Work ethic and network.
All distractions aside, what would be an ideal morning for you? Do you have any routines or productivity tips you do to start your day off right?
Everyday is different. But majority of the mornings consists of replying to emails, checking the new listings and marketing. Try to hammer out the gym first thing in the morning. Check the new listings for the day. After that, at least one hour on marketing including social media marketing.
How important is social media to your real estate business? Do you have any tips for agents who want to start using social media but don’t know where to begin?
Social Media marketing is huge. The biggest form of marketing in this day of age. Facebook is primarily targeted to the older demographic and Instagram/Twitter towards the younger demographic. I still use traditional marketing (direct mail mailers/open houses) but to get a fast and quick response, social media is the best way to get any product out there. Agents need to make time for it. Spend an hour a day working on it, messaging people, networking on social media and engaging your audience with great content. Even content that has nothing to do with real estate! Just try to keep it professional and entertaining.
Do you do any online lead generation (Facebook ads, PPC, Website, Landing pages, etc)? If so, how many leads do you generate from these strategies in a typical month and how do you respond to these leads to maximize your ROI?
Tons. I spend a minimum of $1000 a month on facebook ads. I have a few landing pages that direct visitors to my buyers and sellers guides. Search Engine Optimization is huge for organic traffic but takes time. Blogs are very important as well. Video Marketing is huge and optimizes higher in search engines. The online and seo marketing is a different ball game and if you’re an agent that has no experience in it – the best bet is to hire a reputable company to do it for you. When it comes to websites, in all honestly its there but I rely much more on my facebook fan page. I respond to every lead and keep track through a CRM.
The majority of agents just throw the listings on the MLS. I am different. I market heavily and spend the dollars to display the product.
What is one piece of advice you wish you would have known when you got started in real estate (and probably had to learn the hard way)?
It’s not easy and it’s definitely not for everyone. Everyone has a family member thats a real estate agent. Make sure you have enough capital and reserve in your first year tucked away. The average agent sells 4-6 homes a year, don’t be average.
